Flat Roofs: The Complete Guide
We fit GRP fibreglass (20–30 year lifespan, our recommended system) and EPDM rubber (25–40 years) flat roofing, built with a slight fall to drain water and, ideally, warm roof construction to prevent condensation. We don't install new felt roofs — older felt coverings we survey are typically nearing the end of their working life and worth planning a replacement for.
Flat roofs get a mixed reputation — some homeowners love the clean look and practicality on extensions and garages, others associate them with leaks and short lifespans. The truth is that a properly specified, correctly installed flat roof performs well for decades. Most of the problems people associate with flat roofs come down to the wrong material, poor original installation, or simply reaching the end of a covering’s natural life without being replaced in time.
What we fit — and why we’ve moved away from felt
GRP fibreglass is our recommended system — a single seamless, moulded finish with no joins for water to find, typically lasting 20–30 years and carrying a manufacturer system warranty.
EPDM rubber is a legitimate alternative, highly flexible and durable, typically 25–40 years.
Felt is still found on many older Merseyside flat roofs, but we no longer install it on new work — its typical 15–20 year lifespan is considerably shorter, and it’s more prone to surface crazing and splitting over time. Warm roof vs cold roof construction
This is about how the insulation is positioned relative to the structural deck, not the covering material — and it has a real effect on condensation risk and how the roof performs long-term. Current Building Regulations increasingly favour warm roof construction for exactly this reason. Common flat roof problems
- Ponding — standing water that doesn’t drain within 48 hours, accelerating wear on the surface beneath it
- Crazing and granule loss — fine surface cracking and thinning of the mineral coating from prolonged UV exposure, usually a sign an older felt covering is ageing
- Blistering — raised bubbles caused by trapped moisture or gas, which often develop into splits over time
- Condensation — moisture forming within the roof structure itself, often linked to poor ventilation or cold roof construction
- Edge trim and upstand failures — deterioration where the flat roof meets walls, parapets, or edges, often an early and easily missed leak point

These figures assume correct original installation and reasonable maintenance. Coastal exposure — particularly relevant across Southport and Crosby — can shorten these ranges somewhat, which is worth factoring in when choosing a covering.
