Why Roofing Quotes Vary So Much (and How to Compare Fairly)
Roofing quotes for the same job vary because of different material specifications, what's included (scaffolding, waste removal, Building Control sign-off), guarantee backing, and labour quality — not usually because one company is simply overcharging. Compare quotes item by item, not just the headline figure.
You get three quotes for what sounds like the same job, and the numbers range from £4,000 to £9,000. This is genuinely one of the most confusing parts of getting roofing work done — and the honest answer is that these quotes are very often not actually comparable, even though they look like they should be. Here’s how to compare properly.
The real reasons quotes vary
Different material specifications. “Flat roof replacement” can mean a basic system or a higher-grade GRP system with a full manufacturer warranty — completely different products, completely different price points, and completely different lifespans. If a quote doesn’t specify materials clearly, ask.
What’s included vs. quoted separately. Scaffolding, skip hire and waste disposal, guttering work, and Building Control sign-off are sometimes bundled into the headline price, sometimes charged as extras, and sometimes simply left out. A quote that looks £1,000 cheaper might just be missing three things the more expensive one included.
Guarantee length and who’s backing it. A long guarantee from a company that’s been trading for six months is a different proposition to a shorter guarantee from an established local firm with a track record.
Labour quality and time on site. A rushed job with two people finishing in a day costs less than a careful job with a properly sized team taking the time laps, upstands, and flashings are done right. This doesn’t show up as a line item, but it shows up in how long the roof actually lasts.
A simple way to compare quotes fairly
Ask every roofer quoting for your job to confirm, in writing, each of these:
- Exact material and system specification
- Whether scaffolding is included
- Whether skip hire and waste disposal is included
- Whether Building Control sign-off is included, and whether you’ll receive a completion certificate
- Guarantee length, and whether it’s insurance-backed or company-backed
- Estimated timeframe for the work
- Payment structure — deposit amount and staging
Once you have this for each quote, you’re comparing like-for-like rather than just comparing headline numbers.
Why the cheapest quote isn’t automatically the best value
