A roof that’s checked once a year rarely produces a nasty surprise. A roof that isn’t checked for five or ten years usually does — and by the time a problem shows itself on a ceiling, it’s typically been developing, unseen, for a while. Here’s what an annual maintenance visit actually involves.
Anything slipped, cracked, or showing early signs of nail or peg failure.
Mortar condition and any movement.
Pointing, flaunching, pot condition, and flashing where the stack meets the roof.
A common point for debris build-up and early leak development.
Around dormers, roof windows and abutments.
Fascias, soffits and guttering, including clearing debris and checking for sagging.
If we spot something minor during a maintenance visit — a loose tile, a bit of moss building up in a valley — we’ll often deal with it there and then as part of the visit. If it’s something larger, we’ll explain it clearly and provide a written quote, with no pressure to proceed immediately unless it’s genuinely urgent.
Most of the expensive roofing jobs we’re called out for started as something small and cheap to fix. A slipped tile left for two winters can let enough water in to damage felt, then timber, then plasterboard — turning a modest repair into a four-figure one. Annual maintenance catches things while they’re still small.
A standard annual maintenance visit for a typical semi-detached or terraced property in Merseyside starts from around £85–£120, depending on roof size and access. This is separate from any repair work identified — the visit itself is priced as an inspection and minor-maintenance call, with repairs quoted separately if needed.
