Roof insulation by Select Roofing Services, Merseyside

Roof & Loft Insulation Specialists Across Merseyside

A quarter of a typical home’s heat is lost through an under-insulated roof — often £250–£400 a year in Merseyside, simply escaping upward through the roof space.

We work across the whole of Merseyside — Formby, Southport, Crosby, Liverpool, Ormskirk, Maghull, Hightown, Ainsdale and Birkdale — offering honest insulation advice as part of a proper roofing survey, not as an isolated sales pitch.

Unlike many insulation-only companies, we assess your roof as a whole — and we’ll tell you clearly which materials are genuinely worth it, and which, like spray foam, we simply won’t install, regardless of what it might save on the quote.

Proper materials only

Mineral wool, PIR board and reflective foil, specified correctly for your roof — never spray foam.

Assessed as part of your roof

We check insulation depth and condition as standard during any survey, re-roof or dormer conversion.

Building Regs compliant

Installed to meet or exceed Part L of the Building Regulations, supporting a genuine EPC improvement.

Roofers first, insulation second

Unlike insulation-only companies, we can assess and address roofing issues that affect insulation performance, not just install and leave.

What Your Roof Can Be Insulated With

Honest costs and where each material actually makes sense — including the one we won’t use:

Material Typical cost Best for
Mineral wool (glass/rock wool) £30–£45 per m² Standard loft insulation, cost-effective, fire-safe, most common choice
PIR rigid boards £60–£90 per m² Space-restricted areas such as between rafters, higher thermal performance per inch
Reflective foil £10–£15 per m² professionally installed Shallow roof spaces, radiant heat control
Spray foam £80–£120 per m² We do not recommend this — see our warning guide below

⚠ A Warning About Spray Foam Insulation

We do not install spray foam insulation, and we’d strongly advise against anyone doing so. It’s currently causing serious problems for UK homeowners — an estimated 250,000+ properties may now be effectively unmortgageable because of it, and RICS has issued formal guidance advising surveyors to flag it. Roof & Loft Insulation — Frequently Asked Questions

How much insulation does my loft actually need?

Current Building Regs recommend a minimum of 270mm of mineral wool insulation (or the equivalent in other materials) for a typical loft. Many older Merseyside properties have significantly less than this, sometimes as little as 50-100mm from decades ago.

Why won't you install spray foam?

Spray foam can trap moisture against roof timbers, prevent proper ventilation, and make it impossible for surveyors to inspect the roof structure — leading to widespread mortgage and resale problems across the UK. We don't believe it's in your long-term interest.

Are there grants available for insulation?

Some households may qualify for support through schemes like ECO4 or the Great British Insulation Scheme, particularly those on certain benefits. Eligibility rules change, so we'd recommend checking current criteria directly.

Will insulation stop condensation in my loft?

Insulation and ventilation work together, not against each other. Poorly installed insulation that blocks airflow can actually worsen condensation. We assess ventilation as part of any insulation job.

Can insulation be added at the same time as a re-roof or repair?

Yes, and it's often the most sensible time to do it, since we're already assessing and accessing the roof structure. Worth mentioning when you book any roofing survey.
